Fall Reminders!

2 min read

Dear Canyon Creek Homeowners,

Canyon Creek Village is a welcoming neighborhood, and that is something we can all be proud of. As we head into the fall season, we want to provide a quick reminder about some important responsibilities that help keep our neighborhood looking its best and running smoothly:

1. Lawn, Porch, and Alley Upkeep

Lawns, porches, and overall property appearance must be maintained in accordance with the Covenants. Neglected yards, cluttered porches, or junk left in the alley negatively impacts the entire community. Please use this great fall weather to button up your property!

2. Vehicle Parking

Vehicles parked in driveways, yards, or on the street must comply with our Covenants. Per Page 12 of the Covenants: trailers, RVs, oversized trucks, boats, and similar vehicles may not be parked on streets, alleys, or lots for more than 24 hours unless they are stored in a garage or an approved structure.

3. City Street Cleaning

The city will be cleaning the streets per their posted schedule and will put up signs, but it will be somewhere within Nov 3-6 and the 9th. Please pay close attention to posted signs and do not park in front of a neighbor's house on leaf cleaning day so that their spot can be properly cleaned as well!

CC&R Violation Policy

To ensure fairness and clarity, please review the following policy regarding Covenants, Conditions, and Restrictions (CC&R) violations. If at any time a homeowner is found to be in violation of the Canyon Creek CC&Rs, the following procedures will go into effect:

Step 1: A written notice will be provided.

Step 2: If the issue is not resolved after the time frame specified on the written notice, fines will be issued as follows:

o 1st non-compliance: $25

o 2nd non-compliance for the same violation: $75

o 3rd and continual non-compliance for the same violation: $150 per month thereafter.

Step 3: The case will be turned over to our attorney, and the violator will be responsible for all reasonable attorney fees as allowed.

We all benefit when our neighborhood is clean, safe, and welcoming. Your cooperation makes a real difference in keeping property values strong and our community enjoyable for everyone!
